1 Mayfair, a seven-storey apartment block in London’s prestigious Mayfair district, is set to redefine luxury living upon its completion in 2026. Designed by Robert A.M. Stern Architects, the development replaces a post-war multi-storey car park, restoring the scale and rhythm of the historic neighbourhood. The building’s design features a six-storey mansion house combined with a four-storey townhouse-like wing, framing two sides of a reconstituted Audley Square. The façade along Hill Street presents a unified mass with entry porches, stacked bay windows, and a colonnade of paired columns, reminiscent of a Georgian terrace. On Waverton Street, a loggia shelters a motor court leading to a second lobby, connected to the Audley Square entry by an elliptical stair and passageways encircling a central garden court.

The development comprises 29 residences, including lateral apartments, penthouses, townhouses, and five pieds-à-terre. Each residence is classically organised, with axes and symmetries, and features gracious foyers and galleries that reflect traditions of English residential planning. The building steps back as it rises, providing each residence with private outdoor space. At the top, two duplex penthouses and one triplex, served by private elevators, enjoy significant rooftop terraces.
The extensive basement, 27 metres below ground at its deepest point, houses a health spa featuring a 20-metre swimming pool, parking, and other amenities. The façades are clad with 23,279 pieces of hand-set Portland stone, steel, and other reinforcements, weighing over 9,800 tonnes, equivalent to 2,800 HGV lorries. The interiors are crafted with exceptional attention to detail, including a rotunda with a hand-painted frescoed ceiling, a grand reception room with a double-height ceiling and 5.5-metre-high French windows overlooking the garden, a Crystal Gallery made from over 1,264 hand-set cast glass pieces, and a Garden Gallery with seating areas opening directly onto the central courtyard garden.

The development is managed by Dorchester Collection, offering luxury services that include full property management, concierge, and hotel-style amenities. Residents have priority access to The Dorchester’s restaurants and facilities. The residences are designed to offer an unparalleled living experience, setting a new benchmark for quality and artistry in the London ultra-prime marketplace.
