The Lana and The Lana Residences, designed by Foster + Partners, stand as a testament to innovative architecture in Dubai’s Marasi Bay Marina. Officially opened on April 24, 2024, this luxury development comprises two interlocking towers, rising to 31 and 30 storeys, respectively. Commissioned by OMNIYAT and managed by Dorchester Collection, the project aims to redefine luxury living in the city.

Situated between downtown Dubai and the Dubai Design District, The Lana and The Lana Residences occupy a prime waterfront location along the Marasi Bay Marina. This strategic positioning places the development at the heart of a 12-kilometre waterfront promenade, featuring floating villas and an extensive yacht berth, thereby enhancing Dubai’s appeal as a luxury lifestyle destination.
The architectural design of The Lana and The Lana Residences is characterised by seven vertical gardens that punctuate the towers, serving as both environmental and social focal points. These gardens create unique lifestyle experiences for guests and residents, while deep overhangs and thin floorplates ensure natural shading and cooling throughout the year. Each room features private balconies with expansive views of the waterfront and city beyond, minimising reliance on mechanical cooling systems.

The development lifts the entire structure off the ground, creating a landscaped public space at the centre of the site. This design approach establishes a visual connection between the marina and the approach road, while hosting shops, restaurants, and cafés along the new promenade, known as the Waterfront Garden.
The hotel and residential apartments are housed in two separate but interlocking blocks, rising to 31 and 30 storeys, respectively. The arrival sequence is marked by a spectacular water feature, sculptures, and impressive views over the waterfront. The towers are interspersed with gardens, increasing the available open space dramatically from a typical project and allowing numerous breakout spaces within the building.

Wrapped around the building above, the waterfront restaurants and dining areas are contained within double and quadruple-height spaces surrounded by greenery. Hidden off one of these spaces is the Secret Garden, offering respite from the busy promenade. The Kitchen Garden accompanies more refined dining options, providing a place where guests can share the hotel’s passion for culinary excellence with indoor seating and a peaceful outdoor ambiance surrounded by lush plants.
The arrival sequence to The Lana Residences is designed as a private experience with stunning water features and greenery, with dedicated valet drivers for the 39 apartments and direct access to yachting moorings. The residences also have exclusive access to the Members’ Garden on level 23, while on the roof, hotel guests can relax in the Sky Garden, with panoramic views of the Dubai skyline, rooftop gardens, and an exclusive infinity pool on three sides, offering an unparalleled experience for visitors.
Throughout the building, deep overhangs shade the interior spaces and gardens, ensuring they can be used year-round. Thin floorplates create a unique form and allow every room to have its own private balcony with breathtaking views of the waterfront and city beyond. The deep balconies reduce the need for mechanical cooling throughout the year. The building contributes to the city by creating new public spaces throughout and incorporates several sustainable features such as low-e glass and passive cooling.
The Lana and The Lana Residences have been recognised for their design excellence, winning the Hotel Design – Middle East & Africa Award at The International Hotel & Property Awards 2025. This accolade underscores the project’s commitment to redefining luxury living in Dubai through innovative architectural design and sustainable practices.
